Cherry Hills Village – One of the Most Affluent Areas in Denver CO

Just south of Denver sits Cherry Hills Village. This quaint and luxurious village makes up 6.5 square miles of Arapahoe County. The village has a wonderful unique history which has made the community one of the premier low-density communities in the western United States.
Screen Shot 2016-10-22 at 8.47.28 AM
Picture it – a small community in Colorado, 1938. A few homes had been built in what is known as "Country Homes" – sometimes called "The Circle” – which is the area lying south of Hampden Avenue and either side of University Boulevard. South of Country Homes, the Cherry Hills Country Club had managed to survive the depression and was showing a modest increase in membership. After the depression and World War II, the people of Cherry Hills Village continued to go forward, determined to thrive within the community that they had struggled to build. They faced many challenges including land zoning, politics, and little-to-no budget to work with.
Fast forward to 1972 when Cherry Hills Village won the so-called Nopro case, confirming the City's ability to restrict development incompatible with defined community values and establishing an important precedent in land-use law. The City of Cherry Hills Village has since prevailed in maintaining its semi-rural character against changing economic trends.
Living in Cherry Hills Village provides residents access to exceptional education. This community is located in the Cherry Creek School District – one of the top performing districts in the State of Colorado. It is also home to St. Mary’s Academy, an all-girls’ private high school, which can claim former Secretary of State Condoleezza Rice among its alumni. Kent Denver School, also private, counts former Secretary of State Madeline Albright among its alumni.
Recreation is a big part of this community, which hosted two PGA Championships (1941 and 1985) and the 2005 U.S. Women's Open at the Cherry Hills Country Club. The famous Arnold Palmer iced tea drink is said to have been created at the Cherry Hills Country Club. For you hikers, Red Rocks Park/Dakota Loop is a short drive to the west, or take a quick jaunt to Pirates Cove Aquatic Park to cool off. Home prices in Cherry Hills Village range from around $1 million to $10 million, with a few homes as high as $25 million.
A couple of notable residents of Cherry Hills include Peyton Manning, former quarterback of the Denver Broncos, and John Elway, also a former quarterback and now VP of the Denver Broncos.

Thinking of Selling a Denver Home? 5 Reasons You Shouldn’t FSBO

Nowadays, some homeowners choose to sell their Denver home on their own, thinking they could save time and money. The term “For Sale by Owner” is used in reference to properties put on the market directly by the owners. However, there are several reasons why deciding to do a FSBO might not be a good idea for most sellers:
Screen Shot 2016-10-15 at 11.44.22 AM
  1. Too Many People to Deal With
Sellers who want to sell their own homes have to prepare to meet and negotiate with a variety of professionals including: buyers, buyer's agents, home inspectors and appraisers as dictated by prospective buyers. Scams may happen and FSBOs may even need to hire a legal representative, which is an added expense.
  1. FSBO Has Become More Complicated and Difficult
The 2015 National Association of Realtors’ Profile of Home Buyers and Sellers revealed that the paperwork involved is just too much and can be daunting for owners wanting to sell their own homes. Aside from the legal forms that have to be filled in, understanding them as well as customizing the contract to a one-size-fit-all can be difficult and time consuming.
  1. Results Come from the Internet
Many FSBOs may not get the selling price they want and get stuck in the market. A primary reason for this is that most buyers now find their homes on the Internet:
Recent study shows that more than 90% of the buyers start their search on the Internet. You need to have a large presence on the Internet to drive sufficient numbers of prospective buyers to see your home. More prospects = more showings = more offers = higher price.
  1. Dealing and Exposure to Prospective Buyers
Most real estate agents have online marketing campaigns for their listings. FSBOs may simply rely on their circle of friends and family and also social media. But these have setbacks and limitations as well. With technology on their side, it won't take long before a real estate agent sells a home that’s their listing. A homeowner may take longer to sell.
  1. You Net More Money When Using an Agent
Most homeowners decide to sell their own homes with the goal of saving money on commissions. Little do they know that they can spend a considerable chunk of money for extras like flyers, home warranty, contracts, legal review and so on.
Studies also have shown that a FSBO sale usually has lower prices. So, before making any decisions whether to sell your home on your own or to work with an agent, contact us for a no obligation consultation and see what we have to offer.

Denver CO - One Of The Best Cities for Job- Seekers

Online job services have become a huge business. They were worth around $15 billion globally in 2015, according to market researcher Staffing Industry Analysts. Proximity to good career opportunities is always a good option but not all cities are created equally. And which city will give you the most opportunity largely depends on what career path you’ve chosen. According to a blog featured in https://www.abodo.com, whether you just graduated or are simply looking to make a change, it might be time to reconsider your location if you are looking for a job.
Screen Shot 2016-10-11 at 10.47.05 AM
Nationally, the unemployment rate is holding at less than 5% — down from a 2009 high of around 10% — and the job market is seeing steady growth. According to the Bureau of Labor Statistics, most of that growth between 2012 and 2015 has taken place in a few key sectors.
Some occupation categories are in a league of their own when it comes to growth. Computer and mathematics grew by 14.49%, construction and extraction at 9.24% and closely behind is art, design, entertainment, sports, and media with 8.42%.
The United States is very diverse, and the smaller the town, the more distorted employment figures can be. Denver, Colorado was included in the top 25 most populous cities in the United States (according to U.S. Census Data), and found top-ten job density data for three of the country’s fastest-growing occupations.
Of all the occupations, construction and extraction are the least geographically diverse. As populations expand, so does housing and city infrastructure. Denver, which is undergoing its own residential and commercial construction boom, coupled with ongoing energy projects, (mostly tied to the extraction and transportation of crude oil and natural gas) made its way to the 2nd spot in Construction & Extraction occupations.
Software and web developers, support specialists, systems analysts, network administrators, programmers, as well as statisticians, mathematicians, and computer research scientists comprise this perpetually fast-growing category. Of all of the fastest-growing occupation categories, computer and mathematics surpasses them all when it comes to city job density and Denver was ranked #8 in Computer & Mathematics Occupations.
Jobs in the Arts, Design, Entertainment, Sports & Media category that includes actors, journalists, public relations, communications practitioners, social media specialists, designers, musicians, and professional athletes — are concentrated in large metropolitan areas dedicated to entertainment and media. Denver, which is in the # 9 spot, shows a robust location quotient of 1.13.
As the economy continues to recover and cities diversify their economies, job hunters have more opportunities than ever to choose the city that matches best with their desired careers. For the careers listed above, Denver just might be in more and more people’s future.

Staging a Denver Home for a Quick Sale

Real estate experts agree that a home is sold faster, easier, and for a higher sale price with careful staging. Next to a highly effective and knowledgeable real estate agent, one of the best strategies for quickly selling your Denver area home is prepping your house inside and out to appeal to the largest possible audience.
If you’ve ever walked through a model home and dreamed about making it your own, you understand the concept. Interior designers and home stagers know that the key to making a home as desirable as possible is catering to a large number of buyers’ senses, which helps them to see themselves living in your home.
Screen Shot 2016-10-06 at 11.19.43 AM
Still not sure whether staging your home is necessary? Consider that most buyers decide whether to buy a house or not based on their first impression - often within the first 15 seconds of walking through the front door. Follow these tips and tricks before you put your home on the market, and you’ll likely benefit from a higher offer in less time.
  1. Eliminate clutter in every room of the house, including closets and garages. Buyers want to see a clean house that is open and feels big enough for them and their things.
  2. Take down family photos and anything that is personalized on the walls, so buyers can see themselves in your home.  Make sure the colors on your walls are not too taste-specific. You want buyers to feel as though they could live there, not emphasize that someone else already does.
  3. Bring a sense of warmth and comfort to your home by adding strategically placed blankets, pillows, coffee table books and vases around the living areas.
  1. Refinish hardwood floors and replace worn carpets - this eliminates excuses for buyers not to purchase your home because it is already move-in-ready. Buyers will feel like they will be getting more for their money if updating work is already finished.
  2. Capitalize on natural light by making sure furniture and window coverings don’t block incoming light, and use high wattage bulbs to brighten a room (which makes it appear larger).
  3. Ensure pet odors or cooking smells are not lingering in your home. Buyers will be turned off right away. Open windows for fresh air; utilize air fresheners, and clean carpets and furniture for a fresh look and scent.

Corn Maze at Chatfield
Your kids will love the Corn Maze, one of the most attended mazes in the country. The maze includes two illuminated observation bridges that provide a bird's eye view to help you navigate. Kids under 10 should check out the free mini maze and a corn box to roll around in. Barrel train and hayrides will be available on selected weekends. There is also a winding haunted trail and haunted house that is sure to send chills down your spine.
 Rocky Mountain National Park
Throughout its 416 square miles of raw, untainted wilderness, this park is gorgeous in the fall season. It's a great time to explore everything this unique national treasure has to offer, from unforgettable hikes, spectacular vistas and of course incredible wildlife. Look for elk in meadows and where meadow and forest meet. Also don't miss Trail Ridge Road, the highest continuous highway in the world crossing the Continental Divide at over two miles above sea level.  Estes Park is a resort town on the edge of the park with restaurants and shops.
Central City and Black Hawk
Once called the "Richest Square Mile on Earth", Central City and Black Hawk are two historic old mining towns from the 1870s that have come alive with limited stakes casino gambling. The two towns offer more than 30 casinos with over 10,000 slot machines, blackjack tables and poker games. The two cities are also known for having some of the best-preserved Victorian architecture in the West. Other attractions include the Teller House Hotel where President Grant once stayed and the Central City Opera House, which still features an outstanding summer season of opera.
There are also 41 Colorado State Parks where you can enjoy camping, fishing, hiking or rock climbing.
