Denver Real Estate Market Update – July 2016



JUNE BRINGS BUYERS NEW LISTINGS OF HOMES FOR SALE

According to the latest data from REcolorado, June saw an increase in the number of homes for sale in the Denver Metro and surrounding area, thanks to sellers bringing new listings to the market.
Available home listings increased 22 percent from May, taking the number of homes for sale to 8,030 at June month end. Compared to this time last year, there are seven percent more homes for sale.
June’s increase in inventory was driven by sellers bringing new listings to the market. During the month, 8,248 single family homes were listed, 13 percent more than last month and 8 percent more than this time last year. The supply of inventory for the Denver metro and surrounding area remained at approximately six weeks.
Meanwhile, average sold prices increased three percent month over month, averaging $418,747.  Median sold price was $360,000.  Denver-area prices are up 12 percent over average prices in June 2015, demonstrating continued strong demand.  Despite continued price growth, homes spent an average of 20 days on the market in June, four days less than last month.

“Colorado’s competitive housing market has not been a deterrent for home buyers who are coming to the market prepared to put contracts on homes nearly as quickly as they are available for sale,” said Kirby Slunaker, president and CEO of REcolorado. “Home sales have sustained their momentum, keeping us on pace with previous year’s sales.”
In June, 4,939 homes sold, which was a 10 percent increase over May.  Throughout the month, 7,220 homes went under contract, a two percent decrease as compared to May.

Market Insights:
  • Denver rental rates continue to be in the top twenty nationwide.
  • MLS searches are showing more price reductions as the number of active listings increased, giving buyers more choices.
  • Mortgage rates have plunged to the lowest level in three years in recent weeks as the Federal Reserve reacts to Brexit (Source: Freddie Mac).
  • Demand for U.S. real estate is likely to rise (Source: NAR).
  • Top counties for sold homes in June: Denver (1,633); Douglas (1,354); Arapahoe (1,204); Jefferson (1,168).

Does Color Matter When Selling Your Denver Home?


Selling your Denver home is more than just putting a sign on the front lawn and listing it for sale. Those are just the things you do to get the potential buyer to come and look at your house. What they see once they get there is what will make or break the sale. The key is to find a way to entice that potential buyer to purchase your house without you spending a fortune in the process.

Color has the ability to affect one’s mood and can influence a potential buyer whether they ultimately decide to purchase your home or not. If you have the right home color and the perfect staging, you may sell your house faster and spend less money than undergoing a huge renovation or upgrade.
You will need to find a color scheme for your ceilings, walls, and floors. Potential buyers will likely want clean palettes that work well with the home. Try to continue your themes throughout the house so you don’t go from a soft gentle tone in one room to a dark dreary tone into the next. That may be confusing and can prevent a connection between the house and the potential buyer. For flooring, try to avoid very light or very dark colors. Mid-ranged colors work best to appeal to more buyers.
Don’t forget as well to focus on the staging. Complement the colors you used on your walls and floors to the design of each room through the use of rugs, pillows, wall décor, and other accessories. Utilizing neutral colors while adding a splash of design into each room will allow you to appeal to a wider audience. This gives you the best chance to sell your Denver area home quickly.

According to Core Logic’s latest Home Price Index reports, home prices have appreciated nationwide by 5.9% over the last 12 months. It was also predicted in the same report that prices will continue to increase at a rate of 5.3% over the next year. The Home Price Expectation Survey polls a distinguished panel of over 100 economists, investment strategists, and housing market analysts. Their most recent report projects that for the next 5 years, home values should appreciate by more than 3.2% a year. Home values should continue to appreciate so waiting longer makes no sense.

  1. Projected Increase of Mortgage Interest Rates
According to Freddie Mac’s Primary Mortgage Market Survey, interest rates for a 30-year mortgage are currently around 3.5% and most experts predict that they will begin to rise over the next 12 months. Freddie Mac, The Mortgage Bankers Association & the National Association of Realtors are all projecting that rates would be up almost a full percentage point by this time next year.
