Denver Real Estate Market Update – June 2016



Competitive Housing Market Drives Housing Prices to All-Time Highs
The latest data from REcolorado reveals that home sales prices have reached another all-time high. Sales remained strong as more homes came on the market.   
The sold price of a Denver-area home surpassed the $400,000 mark for the first time ever, reaching an average of $407,662. Home prices in May were up four percent month over month and nine percent as compared to last year. The average sale price of a single family detached home climbed to $448,804, three percent higher than last month, and eight percent higher than a year ago. Condos and townhomes saw price increases as well, reaching $297,930, which is four percent higher than last month and a 14 percent year over year increase.

“After dipping slightly last fall, home prices continue to grow at a moderate pace this spring selling season,” said Kirby Slunaker, president and CEO of REcolorado. “That bodes well for home sellers, as well as home buyers who continue to move quickly in an effort to purchase moderately-priced homes while interest rates remain low.”
Although 7,285 new listings hit the market in May, robust demand kept inventory levels from rising at their usual pace for this time of year. At month’s end, there were 6,565 available homes for sale in the Denver Metro and surrounding area, seven percent more than last month, but five percent less than last year.  In May, the supply of inventory in the greater Denver Metro Area remained at approximately six weeks.  
Strong demand also kept month-over-month sales strong.  In May, 4,939 homes sold, up 10 percent from April, but down 12 percent as compared to last year.  Homes continue to sell quickly, spending an average of just 24 days on the market.

Why Getting an ASHI Certified Inspector is Needed For Your Denver Home

Many states don’t even require inspectors to carry licenses, or have minimal educational requirements. The most important credential to look for when choosing a home inspector is when they are certified by ASHI, The American Society of Home Inspectors

What is ASHI Certified Inspector?
Formed in 1976, ASHI is the oldest and most respected professional association for home inspectors in North America. ASHI’s Standards of Practice are widely recognized as the authoritative standard for professional home inspection. ASHI advocates not only a high standard of practice, but also a strict code of ethics for their member community.

Who belongs to ASHI?

Mandatory continuing education helps the membership stay current with the latest in technology, materials and professional skills.

Choosing a Home Inspector
The best real estate agents will recommend a home inspector whose main goal is to protect the buyer and not fear what might be found out during a home inspection.  If you’re the nervous type, you might want to get two to three referrals and interview the home inspectors. The best home inspection reports are narrative and help the buyer prioritize a list of repairs without focusing on minor issues that don’t have a major cost impact for the new owner. Presenting a long list of minor issues to the homeowner is usually counter-productive because it may alienate the owner and make them less willing to make repairs. If you have specific concerns about the house, such as a potential structural issue, you should consider hiring a home inspector who is also a licensed professional engineer.

Denver Listed in Top 10 Best Purchase Markets for Millennial Homebuyers



According to a new research by NAR (National Association of REALTORS), becoming a homeowner is currently more possible in some less expensive areas with steady job growth, though financial obstacles and lifestyle choices are hindering the journey to homeownership for many young adults.

NAR chief economist, Lawrence Yun says that homeownership rate for young adults under the age of 35 peaked in 2005 (43 percent) and fell to 36 percent in the first quarter of 2014.
Limited job prospects, student debt and flat wage growth have combined with tight credit conditions and low inventory to price Millennials out of some of the top cities such as New York and San Francisco,” he said. However, NAR research finds that there are other metro areas that Millennials are heading to where job growth is strong and homeownership is more attainable and these markets are well-positioned to soon experience a rise in first-time buyers as the economy improves.

NAR analyzed employment gains, population trends, income levels and housing conditions in the largest 100 metropolitan statistical areas across the country to identify the best buying markets for millennial homebuyers. These top 10 metro areas were chosen for their above-average share of current millennial residents and recent movers, favorable employment opportunities and housing affordability. Inventory availability are also considered.

The best purchase markets for aspiring millennial homebuyers are (listed alphabetically):
  • Austin, Texas
  • Dallas
  • Denver
  • Des Moines, Iowa
  • Grand Rapids, Michigan
  • Minneapolis
  • New Orleans
  • Ogden, Utah
  • Salt Lake City
  • Seattle

Other markets with strong potential for attracting millennial homebuyers include:

  • Nashville, Tennessee
  • Omaha, Nebraska

Things Your Denver Homeowners Insurance Won’t Cover


Having a home insurance policy doesn't necessarily mean your home and belongings are protected against all types of losses.  A homeowner’s insurance policy offers basic protection from the most common disasters but your policy might not cover some risks associated with your location or all your possessions.
Here are some of the things that a basic homeowner’s policy does NOT cover and what you can do to protect your property:

Floods
Flood insurance is mandatory when your home is in a high-risk area for flooding. Even if you live outside a high-risk area, don't make the mistake of assuming you'll never experience a flood.  Nearly 20% of flood insurance claims come from areas of moderate to low risk, according to the National Flood Insurance Program.  Whether it's a flash flood or just a few inches from a storm, water can cause massive damage to your home and belongings.

Earthquakes
Basic homeowners insurance policies don't offer earthquake coverage.  In many states, insurance companies offer earthquake coverage that can be added to your policy.  Anyone who has seen the aftermath of an earthquake understands the devastation one can cause. The extensive shaking and cracking can demolish entire buildings, destroying your home and possessions. If you live in an area prone to earthquakes, consider strengthening your policy with earthquake coverage.

Home Businesses
Your homeowner’s policy provides limited coverage for business equipment.  Additionally, you are not covered for liability related to your home business — if, for example, someone gets food poisoning through your catering business or if a student visiting your home trips and breaks an ankle while leaving a piano lesson. If you run a business from home or have expensive office equipment, you may need additional coverage.

Valuable Personal Property
Homeowner’s policies can offer sufficient coverage for most personal property, but there are limitations you should be aware of. Valuable personal property (VPP) insurance can take over where homeowner’s policies leave off.  VPP insurance can provide coverage for losses due to fire or theft. It also covers damage if an item gets lost — say a stone falls out of a ring or the ring falls down the drain.  If you own valuable items such as artwork, jewelry, musical instruments, firearms, furs or silverware, consider getting valuable personal property insurance.

Broader Personal Liability
Homeowner’s policies offer limited coverage for liability protection. Given the litigious world we live in, an umbrella insurance policy can provide additional peace of mind.  An umbrella policy helps protect you and your earnings if someone, such as a baby sitter or handyman, is injured at your home. It also helps provide protection if you (or a family member) are found liable in a serious automobile accident.  This type of insurance can provide extended liability coverage beyond your home and auto policies. Consider shielding your personal financial assets with additional liability insurance.
