Great Reasons to Sell Your Denver Home In Winter


Selling your Denver home in this winter season might seem like a bad idea but waiting until spring to list your property could be a mistake. This year, mid- to late-winter could be a great time to sell.
Normally, the inventory of homes for sale in Denver dwindles in December as people focus on the holidays. Sellers who market their homes early in the year often find little competition from other sellers, and this year we are predicting that sales will peak earlier than in the past. We recommend that in order to avoid competition, that the best time to get your home on the market will be January, February or early March.

For sellers, listing in the next several weeks will ensure that their property will have far less competition - most people wait to put their home on the market in the spring months.  Since there is less inventory in the winter than at other times of the year (especially this year), we will be able to make your home stand out with a comprehensive marketing program.  And, by selling your home during the winter, you may benefit by being able to more easily achieve your moving goals and priorities (you were going to sell your home anyway, right?).
Additionally, the buyers who do look at homes at this time of year may be fewer, but they are usually much more serious about making a purchase. People willing to brave the cold weather and snow are serious about finding a home. You will probably have fewer showings but the people who come through will be more qualified.
January is typically a month with a lot of corporate transfers, and many people have to buy a home as soon as possible because of this. By starting to market your home early, you may be able to secure a higher price because of the decrease in supply.
Because there are fewer homes for sale, if you market your home right, you have the potential to get top dollar. Sellers definitely have the upper hand in a winter transaction. In the summer months, buyers might have 30 homes to choose from.
But in the winter, there may only be 10 or less that fit the same criteria. You have a much greater chance of someone submitting an offer on your home in the winter.

New Year’s Checklist for First Time Home Buyers in Denver


If you’re making a resolution to take the leap from renting to buying in 2017, you need to know a few things to make sure this New Year’s resolution succeeds. If you plan to make 2017 the year to own your first home, here is a checklist of the things you should start doing to make your goal a lot less stressful.

Make sure you’re ready- Ask yourself questions like if your job is stable or do you see yourself living in that place for the next five to 10 years? You will get the best interest rate if you have at least 20 percent of the home’s purchase price saved as a down payment. But there are first time buyer programs available that only require you to have a few thousand dollars for the earnest money deposit. Also, make sure you are prepared for all the extra work that comes with homeownership. Owning a home entails more maintenance than renting. Being certain about these questions will help you decide if you’re ready or not.
Create a list of “must haves”- It’s important to know which features you are willing to compromise on and which are deal breakers. Buying a home always involves compromises. You must also gather documents like collecting your proof of employment, such as pay stubs or copies of the past two years of tax returns if you’re self-employed. You will also need to have copies of your bank and investment account statements from the past 30 days.
Figure out what you can afford- get prequalified or pre-approved with a lender. Keep in mind that your mortgage payments aren’t the only cost you will need to consider. You’ll also want to make sure you’re financially able to handle other expenses like utility costs, yard maintenance, pest control, and any repairs and maintenance that will pop up in the future. Tax rates will vary in different communities, of course, but your lender will factor in an average rate with your pre-equal amount.

Metro Denver Real Estate Market Update December 2016


Colorado Front Range Home Sales See Strongest November in 12 years

According to the latest data from REcolorado, monthly home sales reached near-record levels in November, while inventory levels remained low.
Last month, the Denver Front Range real estate market saw the second-most sales of any November in the 26-year history of the REcolorado market report. During the month, 4,400 homes sold, 10 percent more than November of last year.  As compared to last month, sales saw a seasonal decrease of six percent.

Strong sales kept weeks of inventory steady at just seven weeks.
Due to a growing population, strong job market, and steady holding interest rates through November, there continues to be a high demand for single family homes in Metro Denver. This indicates that 2017 will continue to be very active.
Continued strong demand kept inventory levels low in November. The month ended with 6,767 active listings of homes for sale in the Denver area, down 15 percent as compared to last month and three percent lower than November of last year.  Additionally, sellers brought fewer new listings to the market in November, which is typical as the holiday season gets underway. Last month, 4,055 new listings came on the market, 23 percent fewer than last month, but 10 percent higher than this time last year.
Home values inched up a bit in November, once again surpassing the $400,000 mark. The average sale price for a single family home in the Denver Metro area last month was $400,349, a two percent month-over-month increase and ten percent higher than this time last year. At $437,231, the average sale price of a detached single family home was up ten percent as compared to last year.  The average sale price for a condo/townhome was $297,398 in November, a year-over-year increase of eight percent.

Holiday Lighting Safety Measures For Your Denver Home


Home is a place to relax and enjoy spending time with family, especially this holiday season. It's easy to get caught up in the festivities, and while you're busy decorating the house, safety may be one of the last things on your mind.
Accidents can happen, but in most cases they are completely preventable. Christmas lights are a beautiful part of the holiday season, but with all the electrical devices, you need to take extra precautions, as they can significantly increase the risk of fires and electrical injuries, if not used properly. Before you plug in and light up for the holidays, be mindful of these quick safety checks.

Remember to inspect light strings and discard any damaged, frayed, or cracked electrical cords and broken sockets that can lead to fire hazards. Check and follow the manufacturer’s instructions for connecting multiple strings. Empty sockets can cause the entire string to overheat, so replace burned-out bulbs promptly.
When possible, try not to use outdoor lights indoors because they may get too hot for interior use. Instead try LED lights, which come in a wide range of styles and colors for the coolest bulbs and greatest energy efficiency. Don’t attach light strings with nails or staples, which can cut through the wire insulation and create a fire hazard. Never connect more than one extension cord together; instead use a single cord that is long enough to reach the outlet without stretching, but not so long that it can get easily tangled. Lastly, test your smoke alarms to make sure they work, and be sure to install smoke and carbon monoxide alarms on every level of your home -- especially near sleeping areas.
After the holidays, promptly take exterior lights down and store away safely. Wrap them in paper or fabric to protect the bulbs or you might want to store in a sturdy container-like a plastic bin. Follow these simple safety precautions to have a safe, bright and merry holiday season with your family.

US Housing Market Forecast for 2017


Most Real Estate experts see a strong year ahead for the US housing market this coming year. Predictions are for existing home sales at 6 to 6.5 million in 2017.  And we’ll see more renters becoming homeowners over the next decade.
Interest in rental income investment and apartments is particularly strong now in some states and the outlook is more positive than ever. US Housing stats are forecast to grow strong this year and next, particularly single family homes that will rise about 30%. Prices will rise to 2020 and construction spending will grow through 2020.
Mortgage rates are forecast to stay historically low. Yet, mortgage rates recently have risen above the 4% mark and homeowners are locking in their home loans at the 30-year period. Economists see that lending requirements are expected to be eased and land opened up for development, which should stimulate home purchases. With employment growing and wages moderating upward, the market is set for growth in 2017.
Mark Boud, chief economist at Real Estate Economics, predicts a three-year run of double-digit gains in metro-Denver home prices while Nela Richardson, chief economist for Redfin, expects 2017 will bring a more normalized housing market - one that still boasts a healthy number of sales but a moderate rate of price growth as cited in themortgagereports.com. “According to a recent survey of Redfin agents, 54% predict prices will rise somewhat next year and 36% predict prices will level off,” says Richardson.
Considering these housing market forecasts, many professionals say it’s wise for prospective Denver home buyers to think about purchasing relatively soon as mortgage interest rates remain low and housing prices are rising. It was said that it’s still a great idea for first-time buyers to purchase now, because most are paying high rents and need the tax write-offs that come with owning a home. Additionally, waiting for real estate prices to go lower really isn’t a good strategy and it’s more likely that home prices will continue to go up over time and that interest rates will continue to rise.

Holiday Denver Home Selling Plans


There are many good reasons why sellers should list their Denver home in December, such as low inventory, less competition, a more serious buyer pool, etc.  Once you have decided that now is a better time to sell, the next question becomes, should you decorate your home for the holidays?
On one hand, a decorated home feels more warm and inviting, and on the other, over-decorating may cause clutter and distract potential buyers from seeing the bones of the house. It’s important to consider both viewpoints.

Should I Decorate My Listed Denver Home For The Holidays?
Should you put out those blue and white candles and prominently display your menorah? What about hanging a wreath on your door or showcasing a Christmas tree in front of a window? What's overdoing it? What's not?
People carry biases and prejudices with them. Why give them more information than they need to know about you? By not decorating, you are protecting your privacy during home showings. You are also making your home feel more spacious without blocking pathways. When buyers enter your home, you want them to imagine putting their own furniture in each room, making it theirs, and they can't do that if your holiday decorations dominate the stage.
Holiday Decorating Compromises for Sellers                                               
If you choose to decorate your home for the holidays, at least keep the decorations to a minimum. Don't block or cover up important selling features such as fireplace mantels, stair railings, stained-glass windows, etc.
  • Tone down the size of tree. In place of a 10-foot tree, try decorating a table-top, four-foot version.
  • Stack wrapped presents in a closet or in one corner.
  • Use more splashes of red than green because red is an emotionally appealing color.
  • Resist the urge to hang banners and use greenery instead such as evergreen or rosemary garlands.
  • Display centerpieces made from pine cones or other wintry pieces of nature.
  • Never leave candles burning unattended.
  • Set a plate of cookies on the counter, next to festive paper napkins for guests.
  • Simmer spicy apple cider on the stove, and set out cups and ladle.

What Are We Thankful For This Thanksgiving?


Thanksgiving is truly a special day and we usually associate Thanksgiving with the early Pilgrims but in fact the origins and meaning of this holiday have broader significance. When we think of Thanksgiving, we think of parades, gatherings, traditional football games on television, turkey dinners and shopping, but Thanksgiving Day is indeed more than a day of fond memories, parades, football, and special dinners. 
 
Keeping in mind the origins and the diversity of the holiday, we should occasionally re-examine why we are celebrating. Sometimes, we are too busy with our lives, too focused on making a living and holidays too often become stressful or commercialized so that we fail to reflect on the real meaning they hold for us. Rather than rushing to the store and loading up on twice what you need or can afford, why not go back to the basics this year?

It’s particularly important to make this holiday reflective. Have teachable moments with your children, asking them what they are thankful for. Maybe write up a list and think together about ways you can celebrate those particular blessings. At the same time, let go of aspects of the holiday that are not meaningful, or maybe even detract from what you are usually celebrating.
 
Maybe it’s time to go over the menu and plan dishes that contribute to good health. Why not consider inviting someone over and offer them a seat at your dinner table this Thanksgiving. You can also consider visiting a retirement community or perhaps a charitable institution and find ways to give back. There are plenty of ways to impact the lives of others this Thanksgiving and the holiday doesn't have to be expensive to be memorable. 
 
We should always remember that not only on Thanksgiving Day, but every day should be a time for family, reflection, and gratitude. The true meaning of Thanksgiving, however, should not end after all of these. Thanksgiving is also a call to action. This Thanksgiving Day, take a moment and reflect on what actions you can take in the next year to fully express the meaning of Thanksgiving.

Is It Better To Move or Remodel Your Denver Home?


Is space becoming a hard thing to find in your Denver home? Do you walk into your home and have a hard time maneuvering around all your stuff, or has the home office become a new closet? If this sounds like you, then now is the time to ask yourself: is it time to move or remodel?

  1. How much do you like where you live? Not liking your home and not liking your neighborhood are two different things. If you take the feelings towards your home out of the equation, how do you feel about your neighborhood overall? Is where you live now close to your job, a convenience to the places you visit often? Are you ready for a change? These are just a few questions you should ask yourself before deciding to move or remodel.
  2. What changes need to happen? If you love your location, how big of a remodel do you need to make you happy in your current home? Is it easy to add on to your home to utilize more space, or is finishing the basement an option? If more room in your house is what you are after adding on can be expensive, but worth it in the long run.
  1. How much space do you need? Will you be expanding your family in the future, or do you hope to work from home one day soon? While it is impossible to predict what will happen in the future, if you think there may be a chance you will be need more space in the next two years, now may be the time to consider moving or remodeling.
  2. How is the current real estate market? Real estate is local. There are plenty of market reports across the country that tell how the nation is doing overall when it comes to real estate, but for this decision, real estate is local. The number of houses on the market in Denver is low and home prices are increasing, making now the perfect time to sell your Denver home.

10 Tips for a Better Denver Home Appraisal


When it’s time to refinance or sell your Denver home, you want your house appraised at top dollar.  It’s actually possible to have an effect on the appraiser’s final number by what you do (or don’t do) with your home both day-to-day and year-to-year. Here are some tips to get that appraisal amount as high as possible.

Keep It Clean Inside… – If everything else is in good condition, this means just vacuuming and picking up clutter.  Appraisers don’t mind some dishes in the sink, and they won’t look under the furniture.  What will negatively affect your condition rating are bigger issues like dirty carpets, marks on walls and obvious decay or damage.
And Outside – Unkempt landscaping will drop your value like a rock.  Keep the lawn mown, the garden weeded, and the hedges trimmed.  This will set your Denver home apart and ensure that the appraiser compares it to other well-kept homes rather than to foreclosures or homes of lesser value.
Record All Improvements – Keep a detailed list of all upgrades done in the last 15 years and give a copy to the appraiser.  You need to be comfortable “tooting your own horn” regarding the home’s unique features and newer fixes. This includes things the appraiser might not notice such as new insulation or a new roof but also takes in even the “mundane” updates like a new sink.
Find Comparisons – Look around for other homes like yours, especially ones sold directly by owners.  You might find something the appraiser doesn’t know about.
Paint Issues – If your house was built before 1978 and you’re going after a government-insured loan through FHA or a veteran’s organization, you must remove peeling paint.
Prioritize Your Fixes – You’ll get the best return on investment from fixing or upgrading paint, carpets, lighting and plumbing.  Try to fix or replace things as they break so the house is always at its best.
Know Your Neighborhood – Let your appraiser know about any positive changes in your Denver neighborhood such as a new playground or designation as a historic district.  Any of these could improve your appraisal.
The $500 Rule – If an appraiser spots any needed repair over $500, your assessment will drop because appraisers value homes in $500 increments.  So look around and fix anything that could reach this threshold.
Understand the Effective Age of Your Home – This is the age an appraiser will assign to your Denver home based on its general condition and any updates made.  If there are lots of visible things to be fixed, even minor things, your home will be given a higher effective age and compared against other homes of this same effective age, resulting in a lower appraised value.
Keep the Appraiser Comfortable – Put on the heat or air conditioner if weather conditions warrant it.  (This also lets the appraiser know that those systems work.) Don’t follow the appraiser around the house and absolutely remove any pets that could harass him/her.  Save questions until after the appraisal. Distractions could make the appraiser miss something important. Let their focus be totally on giving your home the best value for its condition.
There’s no guarantee that your home will appraise for a particular amount, but these tips can help push it in the right direction.
